Our team of designers and project managers work collaboratively to bring visionary concepts to life. As we grow, we are looking for a detailed Intermediate Quantity Surveyor to join our team and help us deliver exceptional value, cost control, and quality assurance across our projects.
ROLE OVERVIEW
The Intermediate Quantity Surveyor will oversee commercial and financial aspects of multiple interior fit-out and design-build projects. You will partake in cost planning, procurement, contract administration, value engineering, and financial reporting. This role demands close collaboration with design teams, contractors, and clients to ensure projects are delivered on budget and in line with company standards.
KEY RESPONSIBILITIES
Pre-Contract Duties:
1. Prepare detailed cost plans and feasibility studies.
2. Advise on procurement strategies and contract options.
3. Review and assess project designs for cost efficiency and value engineering opportunities.
4. Assist with tendering processes, bid evaluations, and contractor negotiations.
Post-Contract Duties:
1. Manage all financial aspects of assigned projects from inception to completion.
2. Monitor costs against budget and prepare accurate cost reports.
3. Assess and certify subcontractor and supplier payment applications.
4. Prepare and manage change orders, variations, and final accounts.
5. Conduct risk assessments and support contract dispute resolution if needed.
Collaboration & Communication:
1. Liaise with designers, project executors, contractors, and consultants to support project delivery.
2. Attend site meetings and track progress against milestones.
3. Ensure alignment between project design intent and financial control.
4. Provide mentorship and guidance to junior QS team members.
Reporting & Compliance:
1. Provide financial forecasts and cash flow projections.
2. Ensure compliance with contractual, legal, and regulatory standards.
3. Support sustainability and cost-conscious design decisions in materials sourcing.
Experience & Qualifications:
1. Minimum of 3 years of experience in quantity surveying, ideally within the interior design, fit-out, or high-end construction sector.
2. Bachelor’s degree in Quantity Surveying, Construction Economics, or related discipline.
3. NIQS full membership, or actively working toward chartership (preferred).
Skills & Attributes:
1. Good understanding of interior design processes, fit-out methodologies, and FF&E budgeting.
2. Proven ability to manage budgets above NGN 500 million.
3. Excellent negotiation, analytical, and cost forecasting skills.
4. Detail-oriented with the ability to manage multiple concurrent projects.
5. Strong communication and interpersonal skills for client and contractor engagement.
6. Proficiency in cost management software (e.g., PlanSwift, MS Excel).
7. Proficiency with Google Suite and adaptable to virtual workspace collaborative tools.
