Job Summary:
The Property Manager will be responsible for overseeing and managing a portfolio of residential, commercial, and corporate properties owned or leased by Prixair Group in Abuja and Minna. The role entails ensuring the properties are efficiently maintained, occupied, compliant with regulations, and delivering maximum ROI. The Property Manager will work in synergy with the existing property management team and report directly to the GM, Property.
Key Responsibilities:
- Operational Management
- Oversee day-to-day operations of multiple properties, ensuring cleanliness, safety, functionality, and compliance.
- Conduct regular property inspections and ensure timely repairs and preventive maintenance.
- Liaise with security, janitorial, landscaping, and maintenance teams to uphold property standards.
- Team Coordination
- Collaborate with the in-house property team to delegate tasks and ensure efficiency.
- Support the GM, Property in implementing strategic initiatives across all locations.
- Supervise site officers or caretakers assigned to various properties.
- Tenant & Client Relations
- Serve as the primary point of contact for tenants and facility users.
- Handle lease negotiations, renewals, and conflict resolution.
- Ensure prompt response to tenants’ concerns and feedback.
- Leasing and Occupancy
- Manage property leasing processes including advertising, screening, documentation, and move-in/move-out procedures.
- Maintain high occupancy rates and monitor market trends to remain competitive.
- Financial Oversight
- Monitor rent collection and ensure prompt invoicing and payments.
- Support the preparation and management of property budgets.
- Monitor expenditures and provide regular financial reports to the GM.
- Compliance & Documentation
- Ensure properties comply with local laws, safety regulations, and property codes.
- Maintain accurate records of leases, property assets, maintenance schedules, and reports.
- Assist with regulatory permits, tax compliance, and legal documentation.
Qualifications & Requirements:
- Bachelor’s degree in Estate Management, Facility Management, Business Administration, or related field.
- Minimum of 5 years’ experience in real estate/property management.
- Proven experience managing multi-location properties is an advantage.
- Strong leadership, organizational, and interpersonal skills.
- Good understanding of real estate laws, leasing, budgeting, and maintenance procedures.
- Proficiency in Microsoft Office Suite and property management software.
- Must be willing to travel frequently between Abuja and Minna.
